First one, I'm going to ask Mr. Scarbo if he could come up and and do that and then Dr. Troy will follow Mr. Scarbor. Thank you. Good evening everyone. Um I'm here to just take a short bit of your time. I wanted to [clears throat] give the uh council an update on uh the three projects that we're building on Bay Avenue. Um it's um Summers Point Paddle Club, the Salt House, and the Salt Creek Apartments. Tonight, um what we put together here was just a little montage of photos of construction activity and I wanted to give everybody an update on uh where that process stood and um really just how we're tracking. Um so on the screen there, this is first the paddle club. These were the original renderings that you saw um at the beginning of the project. At this point in time, we're through. And um let's go to some framing. We'll do this in um that's the that's the rending of the deck complete. That's now framed. Go forward. Go again. And then this is and we have dates up here. It's what you see on that screen is is is August and then September and then and another September and another September. So, we're in the mode of at that point in time framing uh the deck and pool areas. Uh this is about a month later. We have the second story on. Uh all the pools uh are are framed boxes in essence with a lot of lumber and structure underneath them. And then uh they're shot with a gunnite. We have four pools effectively in the in the site. two big pools and two big spas. Um to the left is what you would see that that's the long pool to the left uh framed to the right on the lower right that's a pool that's just been shot with gunite which was about six days ago right now. So at this point in time pools are in um which was a big milestone for us and keep going forward. Uh, and we started to really focus on coming up with the structure. Uh, it's a lot of lumber on this site, I will tell you that. Um, we'll go to the next frame. This is our timeline. Uh, we broke ground. It seems like forever for us down there, but it was in May. Um, we're right on schedule, maybe a couple weeks ahead right now. uh which is nice to go into the winter with that but we expect to be complete uh in March by mid-March uh which we think we really need because um we haven't talked about it much. Um I did see Councilman Mcwigan down there and he noticed how many people we had working. Well, we're going to have 80 people employed at the Paddle Club alone. >> Um ju just high7s. We just finalized that the other day with our food and beverage manager of the amount of staff that we needed and we thought it would be in that neighborhood, but it was it's pretty solid amount of people that have jobs. Um, and we're so we're tracking for March to get to a CEO and then we're really going to try to do some soft openings throughout May. Like I think May 9th is our target for our first soft opening just to work the bugs out. Um, there'll be plenty. And um and then with a membership type club, you you know, everybody wants to come the first day. That's just the way it is. And so you're going to just manage through the storm. But uh membership sales are well over the 50% mark now. And um that's way ahead of where we thought we would be. So we're very we're very pleased. Um the next part of this short presentation is the Salt House property which is a single family homes uh across the street. Um we at this point in time have two homes uh that are up in the air uh with roof on. Windows are being set as we speak like this week into next week. Um the whole site is on grade. uh the sanitary systems in place in a within the next 10 days we will be on site putting the full water main system in place um and storm water as well. There's not a lot of storm water to do. So that's fortunate. And then right after we get water in and the conduit bank for electric, we will pave um put our binder coat in and hopefully we're pretty stabilized by December. So we go into the winter with a binder coat on the roads and as you can see the site is under grade now and pretty much at its subgrade and we can ride that out throughout the build. We're also going to launch into um sourcing all our landscape product and we're going to big put a big effort into the Maryland uh frontage and the Bay Avenue frontage because it wraps the corner and if you see there's really beautiful specimen trees there now that the there's uh some I think they're cherry blossoms. uh all of those trees stay. We're we're we're keeping all of that product. And then the stuff out on Bay on Marin Avenue, we're going to go very heavy in a landscape strip there up against a cypress fence wall that we're going to build, which be a really nice natural wood tone. That's going to start as soon as we get the water through the site. Um, but tomorrow we will actually have our landscape architect on site with uh, Tuahoo Nurseries and we're going to source all our product um, get it effectively bought and we'll start to plant all of this at probably the first week of March. >> Um, we just got to get out of the heavy frost and snow period, but you want to go as early as possible. So, um, yeah. So, we got anything else, Faith? Yeah, the these are the homes. I should also mention the homes the the one on the corner of Pleasant and Bay, we're we're calling that our model home. Um the one behind it on Pleasant going towards towards the bay. That one is in contract right now. Uh and we just started three more. So, um, what we're hoping to do is to have at least five in the air that in various stages of completion, but largely completed to to try to be ready for the season and deliver five to six somewhere between April and June. Um, and we're we're we're very pleased with the activity on the site. Um, but we really in general like to have roof on, windows in, siding going on the building, and that seems to be the point where you can start to really get into multiple contracts. That's what our experience is has done for us. Um, why don't we, Faith, why don't we go to the video, the last thing. Um, we're spoiled now. We have Faith joined our company two months ago and she >> [laughter] >> She wants it raised. >> And along with being a wonderful person and wonderful at social media, she's also a drone pilot and so we get incredible drone videos now. Um, some of the things that have happened like we we as we start to talk to people, a lot of people from Harbor Cove have come over that are considering a single family. They're like, "Well, what's the view going to be like from my deck on Maryland or from Pleasant or under?" And we fly the drone and we get the view off of the deck, the right elevation in almost real time. We can send it to them that night. So, but if we don't have it, >> Well, she's working on that. You mentioned the landscaping on along uh Maryland or Port Boulevard and and the fence. >> Are you going to have landscaping on both sides of that? >> Both sides. Yeah. The homes back up to the interior side, >> right? >> Our focus is going to be on the exterior side. >> Sure. >> And we're going to heavily landscape that and uplight it. I want to uplight the the fence wall like that we have that surrounds the site. So that edge out to the curb, >> right, >> is going to be heavily landscaped and lit. It's um we we've been able to make a lot of headway every week right now, but that's those trees to the left on bay in the corner, they're staying. So, that h that home there is in contract um last week on the roof. Um yes, we're moving along pretty pretty well and we've we've been pretty fortunate weatherwise. Um we've not had too much weather. We had, you know, the the storm come through that lasted a few days at Nor Easter, but it was largely, you know, on the weekend. So, we're doing we're doing well. And I thought I appreciate the time. With the paddle club I believe there's what three different kinds of memberships like different tiers. And there's one other price. Uh >> there's two there's two types of memberships. There's the full membership which gives you the pool and just everything and then we have a social membership. And we're working right now to start the process of it's a process to qualify for one advertise it. As you can see from the construction, both of those homes, both of those apartment buildings are under Well, one's at rafter. The other's under roof with windows in it and the slabs poured. Good evening everybody and thanks for your time. What what we're proposing is a [snorts] I think a monumental uh property in a beautiful location on Bay Avenue on the corner uh Bay Avenue Shore Road and Gulf Road right there on the entrance way to the Bay. And I think what we're creating is an upgraded area, I guess, to compete with what we just saw. A beautiful project on this on the northern end and we're on the southern end. And uh if if you can see I Let's just take that one off first and show the picture. People like pictures of the other picture, too. Maybe I can put it over here so >> so everybody can see it. Yeah. over there. [cough] So, the concept is to give a building that matches Summer's Point, the traditional type surroundings. As you can see, it kind of fits in with Summers Point at the same time to build something that is really a beautiful structure and something that's very, very needed in Summers Point, which is a high-end hotel. And it's going to be a 100 unitit condo hotel with a restaurant with a pool, small restaurant and with plenty of parking both uh externally on the parking lot plus underneath the building. And the way the building is set up, it really doesn't interfere with anybody's vision of what it looks like cuz we're at an area basically now the building we have now blocks and the other portion of of Summers of Shore Road and that area there's no one there now. So I think this is a very nice way to look at the southern end of Bay Avenue and looking at the ocean and the bay. And uh when they were talking about views, I didn't bring you a uh drone view of what it will look like, but everyone knows what the bay and the ocean and the Ocean City Bridge looks like. So, every one of these units is going to have a b a view of the bay, a view of the ocean, and a view also of Bay Avenue, which is really nice when you think about it. It's going to be an area where people are going to buy these units, live in them. It will not be Airbnbed. Uh it will be something that someone is going to live there for themselves either as a second home and we're going to do it as a condo hotel. So it'll be under full control. I've spoken to a few of the major uh chains such as Hilton and Hyatt and there are some uh very much interest once I get the plans and approval for them to consider being one of their groups. The advantage of being involved with a franchise such as Hyatt or Hilton or a higher name is you get a nice clientele who would come in and use the rooms when the owners don't want to be in the unit. For an example, we believe the owners are going to be people, local people who want to live there full-time, people from out of town who want to come for some of the [clears throat] summer and some weekends and then of course use it uh as a business tool for themselves if they want to be in the condo program and then they can write off a lot of the expenses while making some income from the condo hotel project. Now, uh, we brought our engineer and our architecture here. Mr. Flynn can explain some of the site work if you would like that now. And then the architect can explain some of the architectural plans. So, what what we're presenting tonight is a is merely a con a concept plan, conceptual plan of what the site could potentially look like. As you may or may not know, the site is just under 75,000 square ft. Okay. What's existing on the site now is an existing building and it looks like it was probably an old uh uh out of business bar/tavern. Plus, there's a small uh single family home lot, which is you can kind of see uh just in the in the middle of the property there, which is at this point in time is going to remain. The existing uh impervious coverage that's currently on the existing site is around 31% with all of the uh parking and the building structures that are there. the site that you see to the right. So on on the left side of the plan is the existing features. On the on the uh on the right side is the proposed u the building is approximately 33,000 square ft in total h housing about 100 units. There's indoor parking which would be on the first floor coming off of Bay Avenue. Uh so that whole level would be effectively indoor parking and uh outdoor parking with a total of 135 spaces as you can see configured. It's kind of hard to see but uh at least with my eyes anyway, but [laughter] um there is a pool that is being proposed on the second floor of the building. So there's going to be parking still underneath the pool and um uh units above. So effectively on the uh on the Bay Avenue side that building that portion of the building is going to be approximately let's call it five stories tall with the parking on the first floor with a total height of 59 ft 4 in thereabouts. On the back side I call it the backside um the height of the building will be about 50 ft. So there's about a 10ft difference the height of the building. Now, why is that? We're taking advantage of the grade. There's actually quite a bit of grade on that on that property. If you've walked it, you've seen it. Um, so in order to kind of uh design accordingly, we we calculated all that in as far as storm water management. Uh we are going to uh propose an under the parking lot storm water uh facility that would meet obviously the BMPPS so on and so forth. We've yet to do the details on that but um we have planned for where that's going to go. Uh, as far as a lighting, obviously there's going to be lighting associated with the parking areas, landscape buffering, so on and so forth, which again is not on this plan. We're just merely here to talk about a conceptual >> uh building and layout. As far as traffic circulation, we uh our main access would be off of Bay Avenue, which is primarily where the existing access is today. We'll still be utilizing that, only shifting it over slightly in order to accommodate for the building. Um, that's basically the site plan. If you have any questions or if you want >> You said that the main access is off of Bay Avenue. So, we see one. Is that the only entrance and exit to the property >> at this current time? Yes. >> And you said there's 135 parking spaces. >> Oh, correct. And and you said that the existing impervious coverage right now is 31%. >> What is it after your project? >> Uh 81%. >> Yeah. >> What's the code? >> It's uh four I think it's 35%. Yes, sir. >> Yeah. Sorry. So, the [clears throat] the parking lot is going to be completely accessible to be able to drive in um drive in here. So basically the parking lot here's where Bay Avenue you come in the parking lot you enter right here entrance and exit drive around parking is we have a nice 30 ft between plenty of space to pull in pull out. So that in the underground parking is easily accessible on the street level and it's mostly underground as you get closer >> allowing the building allowing the building to still maintain >> still maintain a average of 53 to 54 feet depending how you balance the average out but it basically gets under that height re height >> um that we're looking to achieve. on the second floor. We ended up here on the second floor in order to get the proper views which we actually came in with the drone to check actually to make sure that we get the proper views from the pool. So instead of Yeah. So this way we were able to here here you could see a little better how you see the parking is under >> and we actually made a loose light bottom. This way when you walk under you could see up and see see the pool and then we put the pool deck on top with the restaurant off of it. This way the restaurant has the pool side access. It will be also more exclusive and private. Of course every every people can walk off the street and go off on the elevator but it's not going to be on the street. You know it'll be a little bit more exclusive up there. Instead of putting [clears throat] it on top of the roof, we figured it would be get better, the same views. We experimented both and the views didn't really change much between the fourth floor and and the second floor. And I wanted to utilize the pool deck together with the restaurant so we can have some outdoor outdoor dining as well off of the pool side. I thought that would be enjoyable to get grab a cocktail, go to the pool. I thought it also, you know, stimulate some business on on and as well um be a beautiful attraction, a beautiful view when you're sitting and dining and see the beautiful off of it and you could still see the the magnificent views in Summers Park. Um, driving around the area, I think it was important to put cedar, real cedar. Probably Mayback we're going to think of using uh, you know, that engineered cedar, but it gives that authentic look. It would fade and blend in, look like the building was there, up to date, but yet look like it's a time, it's a timeless building that look like it could have been put there 200 years ago. I always love my architecture to to represent a element that's timeless that that endorses the time the the endors time and represents the area that you're surrounded by. This this this architecture I think fits beautifully into the summer the summers point area. We're looking to right now on the plan we drew um we're looking to to go to put in 100 units is our objective. Um we're looking to to put in into this building. And I think with the parking that we're that we're that we're that we're put that we're we're put forth, I think it will be ample parking, especially being that it's a summer resort. It's one It's usually one car per per you know per per um apartment. I think that would be ample and would be sufficient. >> A couple questions. Uh you mentioned 100 units. What's the typical size of the unit? >> So we're ranging anywhere between So we it's very important to have a mix. We're running anywhere between 850 to,500 square f feet. >> Okay. And the size of the restaurant that you're looking for as far as occupancy >> putting is 46 >> 2800. Thank you, Scott. >> Thank you. [snorts] >> Is there any special event space in there? >> No. I thought the most important special event space should be outdoors and that's why we made this huge outdoor lounge area. This is a summer resort. >> Yeah. >> And you know, we thought it's important to put most of our entertainment space outdoors besides >> Sure. Sure. As we look at that that rendering there, that that rendering appears to be on a flat piece of property. >> No. No. as we discussed that as as as a the engineer discussed and so forth that the property as we all know slopes up. >> So as >> right >> so you you so just let me ask the question. So that uh as we look at that rendering that that would be an accurate uh picture of what we look at when this building's finished. >> Yes. As of as of >> you're not going to notice a height difference. >> Correct. As of what we're presenting right now, um when Scott will do the drainage and work together with the D, right, >> we might need, you know, we might need to adjust it a little bit. We did snow. We had someone reach what four and >> at the street level . So again we're going to have to do some more sampling and really you know get put some more and take some more samples. >> Sure. I understand what the I understand the engineering requirement of what you have to do with that. But I'm just just to because like we're all visual that that as I stand on Bay Avenue that's what I say >> this is yeah this is what we're proposing >> and that and that and the peak of that is you you said 59 ft. Yeah, that's the peak on on >> the other side, >> right? >> That was one of the that was one of the issues that >> Okay. >> And and and within the architectural of the building, you're going to step that back to make up for that height difference. >> Um what do you mean by step that back? I mean, I don't understand. >> Well, one side of the building is 50 feet. The other side, you're losing nine feet somewhere. That's all. There's the garage. You can see the garage is going to have the opening going in. The rest is underground. >> This is the area here. >> This top will look the same. It'll be level, >> right? >> All level. Then you have enough parking. >> Yes. >> If I may. >> Yes. The parking is really not going to be issue because we're going to valet park underneath the building for the guest and specifically the hotel. So when you valet park, you can get two and a half cars each spot. So it's going to give us a lot more if we need it. We may decide we don't need it because we don't need that much parking. uh it meets the code for hotels which is one space per hotel room and we have additional space and also you know we have a cross easement so we work with them so we have that additional space too we don't think parking is going to be an issue either way we think we'll have sufficient parking and based on the uh analysis of what we have and what had in the whole area you know we don't think it's it's we think there's going to be much less traffic than there is Now, >> why would there be less traffic? >> Well, because right now, uh, the zoning for the property I have is for 700 people. So, we've had 700 people there, and we've had a few hundred cars. >> Yeah. >> Okay. So, you know, that is the zoning I have now, and the zoning now will be much much less. >> Okay. >> So, I I know for sure it's going to be much less traffic and much less parking issue. I think the beauty of it is also with what you saw what's happening on the north end. People are going to be walking on Bay Avenue. People are going to be enjoying what's there between a restaurant here and a restaurant there and everything in between. More people are going to be coming to Bay Avenue and going to be using Bay Avenue as a place to walk. Kind of like the boardwalk in Atlantic City or Ocean City. It'll be a place for people to walk in, you know, different restaurants, different activities to see. And when they see something beautiful like this at one end, thinking about all these people coming in, these units are going to be selling hopefully for over a million on average a million two, a million three. You saw what uh Scar Bro had on his site and his pricing is like a million three to a million 7. So we think, you know, our pricing is going to be in a different range, similar, but a different range because we're doing something different than a single family home. We're having more amenities, things like that. And we think that our views are incredible. Anyone who's been on that site and has walked it has seen you see the ocean clearly. You see the bay, you see the bridge. I mean, so it's a beautiful site. And right now, the site is, you know, really not being used to its potential. And I think this is going to be a great win, not just for us, but I think for Summers Point itself and the neighborhoods going to increase the value of the homes, just like what you saw in the north end, they're doing will increase the value. Plus, it's going to bring new new interest to this area, specifically to Bay Avenue and Summers Point. Uh, and I think it's definitely needed. Uh in the Summers Point area, being blunt, there's no nice hotels or people for outsiders to come. Uh we have 800 bay, which is very nice, but only has six rooms. This is going to give people an opportunity to see the area with, you know, coming to Summers Point, eating in the Summers Point restaurant, spending money in Summers Point, and maybe they're going to visit Ocean City Boardwalk, visit the casinos. It's all part of it. But if they stay here and since the hotel suites are going to be very large, people who are coming are going to be spending money to rent these units as a hotel room. It's not going to be a $99 special. You know, this going to be a high-end high-end highric units to bring people in who are not going to bring, you know, 14 people to come stay and have a party and destroy your Airbnb room. No Airbnb. We want this to be a classy establishment and we want people to enjoy living there. >> Questions? >> I I just have a a question. What What is your your vision of a schedule for this? >> Well, once we get approval from you guys, then we have to go obviously to Caffra and the state and you depending upon how long that takes the plans because my partner is the architect. So that's one good thing. Well, I can get them to work faster, you know. So, uh, and the engineering plans. So, uh, there, you know, again, the plans alone, I think we should have completed if we can get approval, if we can get caffer within a threemon time period for the plans and then we go for approvals, the approval process to start building. >> And how long would the approval process take? And then how long would the construction take? Well, the construction is probably going to take somewhere between 16 to 18 months, give or take, because it is a big structure. I can't build it, you know, one house at a time. >> We have to build the whole property. And what we're planning on doing is we're planning on building the parking lot in steel and concrete and then on top of it, we build out of wood. And I have a lot of experience building out of wood, many, many years. So I I think that will make it a lot easier for us because that's a lot easier system to build than it is when you're you know talking about a steel structure etc. >> I'm just digesting it all in. >> I know >> it's a lot. Go ahead. >> I guess the last question I would have is that I know right now currently the property does have a liquor license, right? So that would easily just transfer. I say average 12 give or take something like that. >> Uh can I how many bedrooms? But it's going to be a minimum two. I see it on >> We want I wanted to do a rooftop to be very honest with you, but the height research was too much too too difficult to do. And I would have had to build the building much different than this way. And then when I looked at the site plan and actually looked at the view, the view from the pool is as good as you're going to get. So there was no reason to really go up on the fourth floor. And also the problem I had with it, I didn't really want strangers to come into the building and I would have to have almost a separate elevator. This is a lot easier, less less traffic and it's not going to be a giant restaurant either. That's why I told about valet parking. >> You know, we use valet parking which should be a lot easier for the guests. The staff, everyone from walking in to when they let her go was fantastic. the compassion, the care, um the procedure that had to be done, they actually did it in between a couple operations that were going on because they had to ease the pain. They knew that they had to get her home. So, thank you, Shore Medical. My name is Belinda Williams. I've been living in Summers Point for eight years now. I live in Sierra Apartments. Um, it's supposed to be affordable living for me and my disabled husband. There's no ordinance in Summers Point for the landlords as far as rent. I've seen some landlords uh point of hearsay, but I've seen it too on paperwork. They have taken people's rents up to $200 every year. Some done three. I have a daughter right now because of the program that we're under. She has She's moving out because now her rent went from 1,400. The landlord now that owns it took it up to $2,100. So there's no ordinance in in Summers Point. So is this some way possible that we can get an ordinance for the landlords? the problems that I'm having in Summers Point uh Sierra Apartments. When we first moved there, rent was we paid rent, the electric, we had to pay the electric. They paid the sewer and the water and the trash. Now we have to pay for the sewer and the water. Now, my problem with it, I don't have a problem about paying sewer and water. I lived in a home before, so I know how that go. But if the sprinklers are running from 8 5:00 in the afternoon in the summer till 8:30 in the morning, we front the bill. So that means we go from now that we're on a fixed income. I've went to the landlord, well, not the one that owns it, who's running it. I've complained, got documentation for it and all. Oh, we're gonna send someone out. Then they say they sent somebody out. Sprinkler shooting right in my air conditioner. So, I can't run my air conditioner. My husband goes in the wheelchair. So, if I'm trying to get in the front door, I can't get in it. That's waste of water. I have video and I have pictures of it all from time to the water all summer cuz I have a rain cam and it shows it all. So, I know y'all don't know about it, but I'm here to because the summer's over. Now, the rent didn't went up again. We know we on a shutdown. The landlords are doing what they want to do. It's not like they're fixing the places up. I love Summers Point and I love where I am. I wish I could afford another house, but because of my husband's disability, he's legally blind. without pharmacist. I had to stop my work to take care of him. You don't know these things until you get in the situation. I've never been there. I've always in the middle class. I grew up middle class. I'm from Egg Harbor Township. Now, I had a downfall. Is it my fault? Absolutely not. But I'm asking for help. And I know I'm not the only one out here having this problem with the landlords. Now, y'all do have an affordable housing. Yes, I would love to get one, but right now the situation because we know the shutdown and all of this is going on right now, we can't. Now, the state just told the landlords, they can't raise the rent for us. Now, my lease is due for next year. They raised the rent. They're not paying for it now. They're only paying for what we have right now that we're paying. So they asked them not to raise it. So now what are my husband and I supposed to do? They're telling us we can't sign the lease. It's no ordinance in in Summers Point for the landlords. So they're doing what they want to do. So, I wish that maybe y'all can set some kind of audience for the the cabs for some of these landlords or when they management leaves at 5:00, they don't know what's going on. So, they don't they didn't know the water was running until I tell them about it. But they're wasting our our water with their water sprinklers. We are fronting the bill, a $300 water bill. and they say they're not on meters. >> It's under everybody's under the same thing. And they like we don't know what the bill really is, but if they tell us this is what we have to pay, we have to pay that. So, it's no, you know, Summers Point needs to have some type of ordinance for us for with the landlords. >> I I certainly appreciate you coming in and expressing, you know, the concern and telling us about it. My name is Rubi Fox and I live at 90 Broadway. I'm here tonight to set the record straight on something. People seem to think I'm angry, but I'm just disappointed. I'm disappointed the council has ignored the plight of Summers Point's poorest residents in the last year, passing up the chance to control events for parents struggling with rising costs. I'm disappointed the council has seemed to side with outside investors and against local voters, encouraging shooters to purchase second homes and make buying a house impossible for locals. I'm disappointed the council has failed to pursue partnerships with stores like Acme and Shopight to offer locals discounts instead of waiting for an all new to as residents continue to suffer. I'm disappointed that council has ignored opportunities to explore using state grant money to build free community gardens despite my making this suggestion at steering committee. I'm disappointed when the council has seemed to misallocate funds and miss moneymaking openings such as the significant revenue spent and lost due to what I call boatgate gate. I'm disappointed that council has refused to explore alternative sources of revenue such as cannabis production that would both bring good industrial jobs to town and lower taxes. I'm disappointed that council instead keeps raising taxes despite having reached 88 while construction goes on all across town obscuring people's views [music] and out of traffic. I'm disappointed that council has been reactive in its policies rather than proactive recently moving to ban ebikes without doing research like it banned Airbnbs before. On this board, the council has moved forward with public policies that have led to local residents being put on the streets, contributing to the ongoing issue of homelessness here. I'm disappointed, the council seems to turn a blind eye to the negative impacts of your actions, sometimes even seeming to pay little attention to the job that you're doing. I'm disappointed that council has continued to spend so much time in executive session after he promised not to do so, which raises serious concerns about public transparency. I'm disappointed that council has chosen to keep arbitrarily and capricciously deciding how long folks can speak during public comment, ignoring your own rules when it is convenient and when you don't want to hear what the public has to say. I think it's fair to say at this point that I'm generally disappointed with the current city council and many others. And now that I think about it, I believe I might actually be a bit angry, too.
